  6. How many inspections does Surelock Homes, Inc. do each day?
    Only one inspection is scheduled in a day. The morning is devoted to gathering information about the home at the inspection. The balance of the afternoon is used to write the report. Only on a rare occasion will a second inspection be scheduled on an urgent basis...and then it is understood that the second report will be written when the primary report has been completed.

  7. How long does an average home inspection take to do?
    An average 2,000 square foot home will take 3 - 4 hours depending upon the level of maintenance that home has experienced over the years.

  8. How much does an average home inspection cost?
    An average home inspection starts from $415.00 for a home built after 1970 and less than 2,000 total square feet (heated + unheated). As the size of the home increases, the cost of the inspection will also increase slightly. Age and location of the homes can also affect the cost of the inspection.   9. Am I invited to attend the inspection?
    You are encouraged to attend the inspection. This will afford the inspector an opportunity to point out and explain items that will be in the inspection report. This will also help you to learn about the different components of the home and how to maintain them.

  10. How long does it take it to receive the inspection report?
    The report is mailed the following day, in most cases, by "Priority Mail". Certainly, the report can be e-mailed or faxed preliminarily while awaiting the formal report. Copies of the report will be e-mailed or faxed to third parties i.e. Buyers Agents, Realtors etc. only by prior written consent of the client.

  11. What do ASHI home inspectors inspect?
    ASHI inspectors observe the homes components and systems, which include: the homes structural components, exteriors, roofing, plumbing system, electrical system, heating system, central air conditioning system, interior components and insulation and ventilation systems and built in kitchen appliances. When the number of components that comprise each area of the home that the ASHI inspector is trained to observe, the number of observations within a complete home inspection may range into the thousands. Of course only observations that are note worthy are documented by the inspector.

  12. Do ASHI inspectors address environmental concerns?
    Some ASHI inspectors offer additional inspection services in addition to the home inspection for additional fees. Some of these services may include: well water testing, septic system evaluations, radon testing, lead testing and asbestos testing. These extra services are beyond the scope of a normal home inspection.

  13. Should I use the inspector recommended by my Realtor?
    Some Realtors offer a list of reputable ASHI inspectors because of their professionalism and training. This helps to insure that their clients have found a sound home. Some Realtors will offer referrals to home inspectors that perform minimal inspections. This way there are fewer negotiating problems that may stand in the way of a quick sale. Realtor referrals are important, however the decision on which inspector to hire should be solely your decision. So interview your inspectors well and choose wisely.

  14. Is cheaper better?
    The old adage "you get what you pay for" is applicable to home inspectors too. If an inspector is cheaper than most, the time spent with you on the inspection and the quality of the written report you receive may be inferior. The cost of the inspection is usually commensurate with the ASHI inspector's experience, training and reputation. A well written report will usually pay for itself.
